@Joe Scaparra I an flattered but I saved up money ever since I was young and I bought a house to invest when I was 18, I would have done it earlier if I could. Especially darn bitcoin lol. But yeah I'm in the army because I wanted to do things that was bigger than myself. In all honesty it was my ego that spoke more to it. Surprising people is my regular, I surprised my friends, parents, and teachers when they saw I was going to the military and they were shocked because I was 2nd in rank of my class and I got full scholarships, but again my ego came to me. I am muslim so i was bullied all through highschool so I wanted to prove a point back by serving for our country because I was basically the first muslim kid in my school. 

My goals is to become a real estate agent and buy property after property. I bough this property when I went on Holiday block leave for 2 weeks, I got the contractor, realtor, property manager, and the attorney all in 2 weeks to buy a house and when I went back I did it virtually. It was a success now I'm trying to rehab it by adding a bathroom. Theres already tenants there and i'm trying to keep them happy. I just want to do more and more, my long term goal is to believe it or not is to become a astronaut because I just want to see the world in a different view, and science speaks to me ask to Elon Musk

Hello Biggerpockets community, so my question is how can I invest while I'm active duty? I bought my house out of state before I left and I left gave my parents power of attorney, I have a tenant there and everything is going good.

Right now I'm just confused about doing real estate out of state and I want to house hack but I can't and I want to get a loan, but I know nothing about out of state laws.

I'm 18 and I heard to house hack but I can't when I'm living in the barrack. 

This is my plan since I just don't like giving a problem without a solution. I want to buy a multi-family house because I can't find any duplex in my area (if anyone has a way to find duplex easier please inform me) I'm gonna do the same thing with the brrrr method and rent it out with a loan I get in the new state that I'm at. Please tell me if my plan accurate.

Hello, I am wondering what type of calculations goes through your head about a property? Because in my experience I just see a cheap house and wonder what can I add and further down the line it doesn't work out well.

So please tell me how can you tell just from looking at the house that it would be a cash flow postive house. ~ thank you

So I get that for FHA you put down 3.5% and for conventional you put down 20-25% I'm more of doing rental properties so I'm leaning more towards conventional because I heard the interest rate is high.

For example:

FHA= 3,000 mortgage per month

Conventional= 2,500 mortgage per month

Is my thought process of this correct or am I missing something?
