Does anyone have a special metric for determing ARV?

I use propstream and zillow. I go 6 months back .5 miles away and 5 years apart built. 200 +/- sqft. no major highways.

I still don't find comps either with that what would you do?

I want to know the difference since I want to get into wholesaling and what tool would be more efficient. 

I see most agents using dotloop, but I'm not an agent.

 Hi Fahadbin,

I think it is about waiting for a good deal and knowing when you have one. I do not think the market will crash. It might level out a little but I do not see a crash coming. I think you need to start to analyze deals, find the market you want to purse, and go for it. Just this year I have been able to pick up 12 more deals and have more in contract. The only thing I regret is when I have said no to a deal or not made one happen. 


 What are some tools you use to find these deals?

How do you get discounts?

 Honestly, I have found the best price on material from Lowes and Home Depot. They used to have a killer coupon that I would use but now I just buy so much from them that I can get discounts rather easily.

Hey guys so I want to do some out of state investing and I'm confused on what I should be looking out for to see if I can get a deal or not. 

I don't want to run in where I buy a house and it's not even a deal.

One of my steps in analyzing a area is looking at the past 6 months of purchases in that area...

Search for the deal, forget about the market entirely.


 What are some of your tools in finding these deal? is propstream one of them?
