@Account Closed - You're doing the right thing by calling NC Real Estate Commission. 

Based on the link I provided, you are partially correct. You can opt out of taking the state exam, but you would then have to complete the 90 hours of post-licensing class to drop the "provisional" status.

Just to clarify - post licensing is different than CE... post licensing consists of three 30 hour classes (special topics, contracts & closings, broker responsibilities). At the time I took post licensing you could only enroll in one class at a time, though I think the rules may have changed within the past year that may allow you to overlap classes.

CE is your annual continued education that consists of two 4 hour classes per year (when I was a new licensee, they didn't require us to take CE until 1 year after becoming licensed).

I just want you to be able to make an informed decision re: post-licensing class requirements if you opt out of taking the state exam.

Hi @Liz White - I'm sure you've discovered this information already, but I wanted to share it with you in case you haven't seen it (directly from the NC Real Estate Commission):

"...requirements for an applicant who holds a current real estate license in another state (or U.S. territory or Canadian jurisdiction) that has been on active status within the previous three (3) years and that is equivalent to NC's provisional or "full" broker license." --- view the requirements here.

The item that I'd want to make you aware of is... once you are licensed in VA - you'll need to find someone in VA that will allow you to hang your license with them so that you can be on active status (which is a requirement by NC Real Estate Commission) despite not practicing real estate in VA. That probably isn't difficult to do, but will require some research beforehand to find a broker that is willing to allow you to do so.

Hi @Account Closed - I'm sure you have found the requirements for an applicant who holds a current real estate license in another state (or U.S. territory or Canadian jurisdiction) that has been on active status within the previous three (3) years and that is equivalent to NC's provisional or "full" broker license, but here are the requirements again for reference - directly from the NC Real Estate Commission. 

That link will provide you with the majority of the information you'll need, including the STATE SECTION STUDY GUIDELINES which outlines the state exam and provides some material you can purchase for studying.

Practice tests, practices tests, practices tests... is my recommendation to get an idea of how some of the questions are worded. Pay close attention to when they use the words "can't", "won't", "except", etc.

Hi @Cheryl R. - it's great to see another person on BP that owns property in the Grove Park subdivision... I live on Lakeside. 

While the violation letters are obnoxious and there have a been a lot of them sent out this spring, I can confirm that the HOA President has had a meeting with the on-site HOA Manager and in the next couple of weeks the HOA Board plans on having a special session to discuss the enormous amount of violation letters that have been distributed.

While I'd love to list your property if you were to leave the subdivision - I do not think that this is a "flight scenario". I think with the outcry from the community, the HOA board is going to be proactive in this situation.

@Nate Erez - May be worth your time to reach out to @Daniel Sheftman . He too, is from Tel Aviv, though currently living in CA. I helped him purchase a townhouse in Apex, NC that we closed on a week ago. He spent 4-5 days in the Raleigh-Durham market back in December scoping out some properties before picking the property right outside of Raleigh.
