Parma only requires an exterior inspection as of now.  East Cleveland and Cleveland should not coexist they should just merge and get it over with.

The City of Cleveland has created a new department that will implement an inspection plan starting in the summer of 2017.  They will be on the look-out for Lead based paint, smoke detectors, safe plumbing and other items.  The landlord will have 60 days to pass or they will take further action.  

The intention is to weed out unsafe homes and figure out what to do with federal funds that were supplied for demolition purposes.  Seems to be a push to spend the funds towards revitalization instead.

Totally agree with Federico Gutierrez and Bob Collett if you are jumping in and you are determined do it the right and legal way and get your RE License.

Simple way to just get started is to drive for dollars.  Choose an area and become an expert in this area - drive it all times of the day, look for homes that have characteristics of neglect - poor roof, un-kept yard, signs/notices on the window/doors etc.  Target a few homes and then construct a letter telling them you are an investor looking to purchase in the area. Research Direct Mail on BP.  I have yet to send a mailer without a single phone call.  The calls may not yield anything at first but take each call and start to get comfortable talking with the potential seller.  Build your list like this to start with and then you can always purchase lists as needed.  Good Luck!

Agree with @James Wise and do whatever it takes to get the first deal done fair or unfair......and move onto the next one.

@Joshua Ibarra Looking at the same scenario here in Cleveland.  Waiting to see what the commercial terms will be but I think I'm leaning towards a standard 30 yr fixed - the rates and stability may be too good to pass up.  I think moving forward and after acquiring a few more rentals commercial may be in order.  Also need to investigate a commercial business line of credit in the future.

The FEBRUARY Meet-up has been confirmed.  

Just wanted to say that we were extremely impressed with the turnout of 30 investors!  That is a record turnout since we started the meet-up.  Let's try and top that number in February.  

We are working on securing the private party room so as to allow more space and a quieter environment to communicate.  

The Meet-ups are scheduled for the last Thursday of every month in 2017 - except for Nov & Dec which are TBD based on schedules.  

Looking forward to hearing a few good success stories, also bring a friend!
