Talk with a good amount of attorneys and title companies.  Tell them what your experience level is and what your goal is - be up front.  If they can't or don't want to help ask for a referral.  Explore BP. 

Off market is key these days.

Make a few phone calls to Title Companies in your area to and ask a ton of questions.  Most likely, you will come across one or two that will work with you on the Land Contract.  Sounds like a good deal just keep the ball moving forward.  Good Luck!

@Brad Tisdale I’m in the same boat, have an off market duplex in site but can’t really justify using much of my own money to invest as the property isn’t really in duress. It’s well

Maintained so I can really force appreciation, the rents can be increased incrementally. The search for private money continues, good luck.
