the houses I find are in the 20k range. Like now, I have a potential rental, 16k needs about 10k in rehab..... I can't get a loan from my local bank because I'm self employed and file a loss on my taxes..... My credit is good. That's why I'm looking for private funding

where it gets gray for me is on marketing the property. Why contract the property if I can't advertise to buyers?

Very good friend of mine is a REA, he says it's illegal to wholesale properties in Texas. I lived in Dallas so i wanted to wholesale in that Hot market. Is he right? Is that illegal according to Texas RE law? Is there anyone else wholesaling in Dallas and being successful at it?

i have teamed up with a real estate agent, who is finding me foreclosure, I took interest in a 3/2 SFH in Natchez, Mississippi. Asking price 30k. So I'm trying to get my funding straight via hard money. The ARV is 79k. The problem is no hard money lenders will lend less than 50 to 75k including rehab in Mississippi. Does anyone know of any hard money or private money lenders that will touch this property. Please help, I'm taking action I'm just at a brick wall.

How will i know what my repair cost is if o don't walk through it before i run the numbers?

I have my eyes on this REO I saw on the MLS, the bank is asking 79k for it, it needs work and I haven't laid eyes on it. I plan to go do a walk through with my agent this week. My question is since I know the house is in a good area with great school district, should I offer below list price. I read somewhere a while back, my offer should be so ridiculous that I'm almost afraid to offer it. I don't know if that's holds true in today's market. Can anyone help me with that?

Property will rent for 750 a month in that area and the ARV is 60k.

estimate the repairs at 10 to 15k

The ceiling through out the whole house with insulation, a few window pane, .5 bathroom needs finishing, base molding, which supplies are already there, painting, and enclosing or adding a carpet cover, few boards on deck to be replaced, few pieces of siding, which are already there and repair gate.
