found a house on fsbo.com, asking price is 49000. I'm certain I can get it under contract for 25,000. Problem is here in Mississippi none of the realtors use MLS. I have no way of knowing the comps. Then I have no buyers list. Someone please help.

I'm very new to real estate. I'm wondering does anyone know of any hard lenders that don't lend/focus on credit as mine is not up to lending standards.

I am brand new to real estate investing.  I plan to start with wholesaling real estate as I have credit issues. Read something about wholesaling with discount mortgage wrap. Does anyone use this strategy. Can anyone tell me how it really works.
