I have a client that wants to sell her home but she has a pool that does not work and has debris on it. She does not want to fix the pool and wants to sell as-is. She can't take FHA and neither VA loANS. If we list the home as-is I also think she will have to accept cash offers only in other to make the sale. Any thoughts?

@John Underwood, I definetly agree with you, but after I consult a lawyer, they told me the dog has showed propensity to bite, since I am also aware, if something happen, The landlord can also be sued. I end up giving the tenants 3 days to remove the dog out of the property.

Hello, I am having a hard time in moving my rentals under my LLC. I called the bank and told them that I want to file a Quitclaim deed. They advised me to contact the county and provided the phone number. I asked them after I filled out the paperwork w/ the county what is the process ? When I told them it was for the LLC they didn't like it. Should I just file a quit claim deed first and then go straight to the bank? Do they have to give me permission? Any advice will be greatly appreciated.

I have a tenant that has a Ridgeback mixed with Visla, the neighbor is giving me a hard time because he wants the dog to be removed from the property since he found out the dog had bite the tenant's kid on the lips while they were playing.  The dog is a sweet dog, the neighbor has a dog as well and we have a fence. The tenant has a Pet Addendum and active insurance policy.  What's the best way to handle this situation? Remove the dog just because the neighbor is asking to?  or it's a liability to me to allow the dog to stay at the property?
