@Dylan B. here is my number and thanks for your feedback. I have 30K and I am not sure if Single family home is the right way to go at this point.

Purchase Price:$84,900.00

Down Payment: $16,980.00

Closing costs: $5000

IR: 5.13%

Monthly Income: $1200

NOI: $6990.00

Montly Expenses: $987.52

Monthly Cash Flow: $212.48

COC 9.45%

Cap Rate : 8.23%

@Brandon Johnson good point, I have not measured up to other SFR in the same area yet.@Andrew Johnson I got your point. This would be a conventional loan with %20 down. I have 30K that I want to invest in real estate but from the low return, I am not even sure if Single is the best way to go since right now I have not found anything worth investing.

@Dylan B. thanks for your response. I will watch the video. I am looking for property btw 80-100k. I am using the bigger pockets to analyze them so far the max cash on cash I have seen is 8%. Are buying in C areas to get a 20% COC?

I am a new investor, and I have not bought my property yet. When analyzing a deal what's a good CAP rate and cash on cash I should look for before investing in Yukon, Oklahoma properties?
