Goodmorning! I hope everyone had a wonderful 4th! I need a bit of opinions and advice on what I should do.

I'm currently doing IT Infrastructure such as routers, switches blah blah blah but I have ran into a dilemma. I see people all the time talk about chasing the fire within and that's what I'm trying to do but don't quite know where to get started in an industry I don't have much formal training in. I got into IT because of the teamwork and problem solving it takes as well as an interest in technology I developed when I was around 21-22. 

Recently I have come to LOVE helping people find creative ways to finance their homes and investment properties. I just feel more of a fulfillment from doing this now than my IT work. I've done some research online and have found professions such as MLO and others, but I feel I would be more trying to sell and market myself than I would be crunching numbers and helping people who thought they couldn't can.

So I'm asking the community if there is a position in lending that might be able to met my wants/needs a little bit closer

Happy Saturday and first of the month to all! I have a friend who isn't on biggerpockets (yet) He asked me about real estate syndications and I'm not very familiar with how to get one started from the ground level. Is there any good books or people to listen to on that subject? 

He basically wants to start a S-Corporation in hopes of doing a 506B to help get into the larger multifamily deals. That's about all I know, any help would be greatly appreciated

I'm looking to connect with someone that implements section 8 in their rentals. I know there's plenty of negative stereotypes of that way online but there's also a lot of success stories I see. You don't know what you don't know but from my own research I feel if done right with tenant vetting and good management of the yearly inspections and other tasks it could be very profitable. Anything contributed would be greatly helpful. 

Goodmorning, I have a situation and would like some feedback. Someone I know rented out a room in there townhouse for a little over a year. There was no before or after pictures taken, no security deposit. The tenant paid rent on time and recently left for a new place. The tenant is hiring maids to come in after he leaves to clean up after him. The landlord sent pictures of mold that was in the bathroom and claimed it was from the steam of the bathroom with the door shut after use however in march 2020 they discovered mold in the living room form the HOA showing negligence with the roof. What would you do as the landlord in this situation? Can they go after the tenant for any reason?

My new unit has carpet throughout the entire unit excluding the kitchen (yes even the bathrooms) and of course I have to rip that stuff out. This is my first time replacing floors so my first idea was to go through the MLS listing and see what others in the same complex have done for their floors. I'm stuck between doing a waterproof vinyl throughout the living areas and a porcelain tile in the bathrooms or just do the Vinyl throughout.

My main idea for the tile was to not give it such a uniform look but curious on other peoples thoughts and why, thank you fir your time!

There's so many details left out that I don't know many people that will even attempt to answer this,  so my recommendation would be the BP Calculator

Hey Austin I'm in the valley to and thought I would just add my 2 cents.

I went with a condo for my first house hack, also read what the HOA covers because some of these have higher monthly but offer a bit more with paid water utilities etc.

I went that route instead of SFH. I don't have to worry about outside maintenance or any major capex expenses, we don't have a lot of physical possessions and were both out of town quite often and they feel a sense of peace knowing its in a "gated community"

I'm currently thinking of biting the bullet and obtaining a license through AZ. I want to be able to have access to certain parts of the MLS and not wait around for my realtor whenever I want to see a house is my main motivation, but I was in sales before my transition to IT and also had the idea of becoming a showing agent or something of that nature to get me more natural exposure to the market and for a way of networking.

I love IT, but recently I've been a lot more interested in the real estate aspects of what I'm learning compared to cisco routing and switching books. If I can make similar to what I'm making now about (50k) through the ole W-2 in real estate I might switch my profession full time. 

I also like hearing real world peoples thoughts. Am I naïve to think that is possible to gain traction and exposure part time while having the full confidence of the broker behind me or should I consider a different avenue? Thank You
