If the commute is an issue you could buy a property that cashflows to go toward personal expenses and still have the long term benefits of having renters pay off the mortgage.

I would buy a turnkey property on your first one to limit any risk involved with a rehab. Hire a property manager that properly screens tenants and checks up on the property for you. Investing in a market with friendly landlord laws would limit risk even further.

Dayton, OH would be a good fit. Buy turnkey on your first purchase to take away some of the risk of dealing with contractors from out of state.

Get out there and find good pockets in areas that are being overlooked. This usually looks like a higher density of owner occupants within an area that is mainly rentals

Build out a team that consist of an investor friendly agent/deal finder, lender, PM, and contractor/handyman. Your first deal should be close to turnkey to limit risk and get a feel for your team and make any adjustments for your second deal.

You're starting in the right place to build out your remote team. Focus on building out your systems on the first one so that you can scale to buy more!

I've worked with folks in their 80s still buying RE. The perks of investing in RE come much sooner before you're even close to paying off your mortgage, in the form of cashflow, appreciation and tax advantages. 

Investing out of state can be a good option if your local market isn't a good fit. Pick a market that fits your investing goals, then build your team (investor friendly agent, lender, PM, contractors, etc). If you're looking for a market that has landlord friendly laws and high growth potential, I would go with Columbus, OH. The future is bright for the area with recent additions to the tech sector (google, intel, amazon, honda, and many start ups). Plans to were announced last month to invest $2B into the cities airport in anticipation of the population/business travel growth.
