 In regards to your markets you mentioned, TX is likely going to be a better market for appreciation than OH.  Be wary of TX property tax as it is very expensive and can impact cash flow if not factored properly.


 what about cleveland?

Central OH is really your best bet for long term appreciation. Are you asking about a $50k purchase price or $50k in hand for a down payment?

You're looking at a SFH in Columbus or a duplex in Cleveland, both in C class neighborhoods. Columbus numbers are going to be tighter but you'll be see more appreciation than in Cleveland.

Avoid any of the "Heights" in Cleveland, those areas have POS which is a pain and capital intensive on a deal that needs extensive repairs. General rule of thumb is look for properties with Cleveland in the address, anything outside of that will have POS.

Start looking for contractors sooner than later - they'll make or break the whole deal. 

Having a solid PM in place will take some of the burden of being out of state away.

Contractors will make or break a BRRRR. Networking with investor friendly agents that have local connections is a good start

You need a property manager on your first out of state deal, the savings aren't worth the risk. Invest in markets like Cleveland or Dayton where you can still cashflow with a PM in place

Consider if it's worth the time/money to find deals off market over just paying someone that spends their own resources up front that have the experience and relationships in the specific market you're looking. 

I would get a few deals done first with someone representing you to learn the market and buying process before you go out on your own.

Both cities are good options but very different RE markets. Sounds like Cleveland is going to be the best fit if you're looking for cashflow. In Columbus the numbers are tighter but there are more catalyst for appreciation

Welcome, BP is a great place to get started! Turnkey buy and hold with long term renters is the best way to get your foot in the door with RE investing. I recommend getting a few under your belt before you get into heavier rehabs
