Columbus, OH! Linden, Whitehall, Hilltop, Franklinton are the best cashflow areas of the city

 People that invest in state do so because they know the areas well and don't have the time or energy to learn a whole new market. In areas that are more expensive investors like to be proximal because often times they are doing the work themselves to make the numbers work, instead of paying contractors or property managers. When investing in an area out of state where the numbers leave room to delegate those task to professionals it's often even more hands off than an in state investment.

The key to investing out of state is developing your core 4 (deal finder, property manager, contractor, lender). There's benefit to getting into other RE markets when you can't find the deals that fit into your buying criteria in your home state
