Select a market that fits your buying criteria/goals that you can put the right people in place to manage your invest from afar. Most people investing out of state find that their home market is much to overpriced and are seeking a cashflow market. Plenty of deals out there but on your first the most important thing is your core4 (agent, property manager, contractor, lender)

Hi Adriana! Buying a property closer to turnkey is always the safest bet on your first RE investment. You can easily find deals in certain Midwest cities like Detroit, Baltimore that cashflow great on paper but evictions/vacancy will become a full time job. Columbus, OH offers cashflow opportunity with the upside of appreciation. Building out your core 4(Agent, Property manager, contractor, lender) is the first step you should pursue before you settle on the right deal for you

Hey Michael, welcome to BP! Flipping is a tough business that requires a good deal of knowledge of the particular market you decide to invest. I'd recommend your first RE investment be closer to something turnkey and certainly not a full gut. There are many variables at play that are easy to miss on your first investment. That being said, putting together a team before you jump right in is certainly a good first step in your pursuit!

Spot on with Columbus at the top of your list! Central Ohio has the potential to look much different in the next 10-20 years. Columbus has largely been a cashflow market in the past but is quickly phasing out to an appreciation market with recent business growth [intel, honda, google, etc]. That being said, it's still early and there are plenty of great opportunities that come with the cashflow
