leaning toward a cosmetic rehab is the right way to go on your first out of state deal. Much like a rehab to a property down the road from you, the key is doing your own due diligence up front

 When rates go down, there'll be a lot of sellers going to get back into swapping houses a little more eagerly. That'll pick up supply. It's not going to cause another 2021, 2022 spike. It'll just be the inverse of liquidity right now, or lack thereof. And it'll be a healthier market to buy/sell in. YoY prices will be up, just not this massive swift upwards tick.

A $350,000 house @ 8% is similar to a $380,000 house @ 7%, and a $420k house @ 6% for principal and interest. A 6% for primary will take a full year so. I think 2025 is when we see more active two way and next year we see much of what we've seen the last 30 days an the next 60 days. Cash buyers(institutional) in droves, and only people who have to buy or sell actively participating in getting new loans/out of better loans.


 I prefer $350k refinanced down to 6% over waiting for $420k @6%

1. I would appreciate any insight form anyone familiar with the MA real estate on these cities or any other cities in or around MA.
- Check out Columbus, OH

2. Are there any online resources that I can use to evaluate a city? For example to check their population growth, job growth, economic trends, occupancy, availability, rental rates, days on market, etc. so I can compare cities?
- I would check out these criteria individually and weight them according to your goals (cashflow vs appreciation) and price range. Add landlord laws and taxes to your list to look into

3. Is there any user friendly deal analyzer that I could use?
- BP calculators are great to analyze deals, the more deals you look into the less you'll have to rely on those calculators

Look into Columbus, OH! Low taxes, landlord friendly laws and minimal insurance cost. I invest here for the huge growth from recent additions to the tech sector (google, intel, amazon, honda, and many start ups)

Plenty of options here for a 1031 exchange

It does not matter where you start as long as you develop your Core 4 (realtor, contractor, property manager, and lender). Once you have this team in place, you should be able to confidently invest in any market. 

I invest in the Columbus, OH market and have a strong foundation built up here that has led to my success thus far
