Cleveland is going to be your best bet when it comes to cash flow. Columbus, OH cashflow is going to be a bit tighter but will appreciate significantly more. Happy to help!

The key is building out your core 4(agent, lender, contractor, property manager). Like you said - things can go wrong even if you're rental is a block away. Moving outside of your local market opens you up to markets with much more favorable price to rent ratios

I invest in Columbus OH, huge growth to come from recent additions to the tech sector (google, intel, amazon, honda, and many start ups). Plans to were announced last month to invest $2B into the cities airport in anticipation of the population/business travel growth. Happy to help if you have any questions!

The Ohio market has plenty of value add deals. Cleveland will have deals with more margin and Columbus will be more preferable to hold long term if your goal is appreciation
