Hey Chintan! 👋🏽You're absolutely spot on with the renal prices, but keep in mind that seasonality makes a difference as well in terms of when you rent the place out. Summer months are more in demand which means you can probably get the house rented out at a higher price. Crown Point is beautiful, and as a dual-licensed agent in IL & IN, I am seeing SO many people jump to Indiana, specifically Crown Point, Munster, Saint John, etc. 

Builders are also handing out concessions with lower interest rates so it's worth it! you can't beat those prices and definitely harder to find in IL

 & I agree, who cares about the 1% rule if you're putting down 20% or more, what really counts to me is CASHFLOW. 😃

I think both are great investments however, being a part time real estate agent can prove to difficult and can require a lot of time out of your day but if your goal is to transition into a full-time career, I think both are great options! 

Hey @Astante James - definitely concur with everyone on this chain that becoming a real estate agent can give you the leverage you might need to increase your capital and your network! In certain states, like where I'm at in IL - if you do more than 3 wholesale deals, then you need your license so it should be beneficial in the long run - let us know how it goes 😁

Is there a reason you can't refinance in your name? I would think it would be more advantageous to do that rather than in an LLC
