Hey @Hector Serna - you have been given some pretty useful advice here! I would definitely explore ways to use your current house to make more money, there is always a way. If you've had the house for a long time then you can even possibly explore getting a HELOC to use that money to get an investment property with a DSCR loan. The sky is the limit once you own an asset like a home! 😃

Hey @Connor Heffler - IL & IN are both great cities to invest in. I am a big fan of IN if you are an out of state investor because the laws are geared towards landlords making it easier for you to manage as an out of state investor. Regardless, I am sure you will be able to find something once you decide on the location as the opportunities are ubiquitous!

Hey @Keisha F. - BOSS moves. I would definitely acquire the property and your plan sounds really good. The only thing I would keep in mind, is that its very difficult to get a HELOC on investment properties, there really isn't a bank doing those right now so just keep that in mind.

Hey @Kazumi Boyd - almost every housing market is up right now, if you are ready and can afford the house, then it's not a bad time to invest. But also maybe explore other options like a townhome or condo. That might be a better fit for you. I'm pretty sure there are people that waited to buy 1 year ago, thinking that prices would come down and look what happened. Prices continues to rise! the deals are always out there, especially NOW because those that are selling right now with these high interest rates are motivated sellers.

Hey @Marisa JManker, yeah I think that may be a good idea, and if it is priced too low, you should get multiple offers on the house or a lot of people viewing the home

Hey @Fernando Lozada - if it's a condo, you can most likely look at other rentals in the building to check prices but other than that I would use everything at your disposal like MLS, Zillow, and rentometer.

Hey @Alexandra Machado - I have a garage parking space that I rent out to a general contractor, its enclosed with a small lot on the side. I am sure you can get more help if you provide more details on where the spot it located, how many spaces, is it enclosed or on a lot?
