I use Danny's online based software to track my leads on properties. I got it from www.flippingjunkie.com. If you haven't checked it out, you should, it's awesome.

I am wondering if there is another web based software similar to this to track my buyers. I am using Google docs spreadsheets to track now, and it is just ok.

I have a Chromebook, so I can't use .exe software. If there is anything out there that you know of, please tell me!!

This is an answer from a newbie, so it's worth what you are giving for it.

In Rich Dad Poor Dad, Robert talks about a house that he would have a negative cash flow on. His rich dad told him he that it wasn't a good deal this way. After that Robert says he found a new way to structure the deal in which he came out positive. Then he had the blessings of his rich dad...

My advice would be to try to be creative and find a different way to fund it. If you search high and low and can't seem to make it work, then it may not be as good a deal as it may sound.

BTW, I hear comps are harder to do on multi-family homes because it is more the structure of the rents and expenses that sets the price...

Hi everyone! My name is Ethan and I'd like to get my butt in gear and jump right in.

My background includes working at a title company for about 1.5 years and having a long time friend who is a very successful real estate agent. I am from a small town, Centralia, MO, and went to college for computer networking at Linn State Technical College. (but don't ask me anything about cat5 cables:))

My goals are to work for myself, build a great team, and to be able to invest in bigger and bigger vehicles the further I go.

I learned about BiggerPockets from a friend in my REIA.

I think that covers all the bases. I hope to get to know everyone here in this great community!
