I live in Columbia, Missouri. It is a college town. That simple.

It seems that rents here may be just a bit inflated (at least in my opinion). I am looking to invest in a duplex. (Live in one room and rent the rest out.) The numbers seem to work in this scenario.

My real question, however, deals with my market. In the past year or two, there have been several large apartment buildings put up near campus, and I am aware that there are plans to put up at least 3,900 more bedrooms in the coming years.

It may be hard to tell if you aren't in this specific market, but could this adversely effect my rent rates? I was speaking with someone who knows more than me on the subject, and he said that they are basically building there own downfall.

So is there a trend here? Is there a way to measure the trend? Or is it just a "jump in to find out how cold the water is" situation?

Well......I finally jumped in! I wrote my first 10 letters to absentee owners. My eyes are crossed and my hand fell off at #6, but I did it! Analysis paralysis is over! I'm not quite sure what I'll do when someone calls me, and I don't have much of a contract written out yet, but great things are born from necessity right?

I would like to thank everyone who has helped me thus far, and everyone that will probably drag me out of the corner later. You guys (and girls) are awesome!

My best guess would be to get in touch with your county's assessor's office (or whatever the equivalent is in your state) and ask them. Around here in Missouri out 911 service provides homes with addresses. You may try to get in touch with them.

One more thing would be to look at a tax map or a GIS map and find the property. This may find you an address or at least a legal description.

Or ask a realtor...that could work too...

County Assessor

I haven't really looked into that at all.

No experience to speak from here, but what is the lot worth on its own? Could it be worth buying a pushdown just to sell the lot?

Thought two: Is it a solid enough house to even renovate, or should it be condemned?

I'd think that with that kind of spread that it is at least worth looking into.
