Hello, 

I am purchasing my first creative deal and we have negotiated terms for the seller to carry financing on a  short term balloon structure to give us enough time to either flip the property or refi. The seller has an existing loan on the property so we are purchasing the home subject to the existing mortgage. I am looking for information on how to structure the auto payments to ensure the existing mortgage gets paid monthly. My thoughts were to set up a joint bank account with the seller where our interest payments go into the account and the existing mortgage gets auto drafted from that account and I can make sure that its getting paid for the 3 months or so while we a rehabbing the property. Does anyone have experience with structuring this or any insight? I greatly appreciate it!

Looking to connect with anyone wholesaling or flipping houses in the North Atlanta market in areas such as Marietta, Smyrna, Dallas, Cartersville and Gainesville. I have met a ton of people through meetups, online discussions etc. but wanted to see who all was active in these areas currently on Biggerpockets.

@Paul C. I personally like this deal. I am not sure exactly where this is at but if you are in Marietta and sandwiched near homes that are worth 350K+, I think you found a good little first base hit that will teach you a lot and help propel you forward to future deals. 

Don't let people beat you up on it. Duplexes in Marietta are hard to come by and finding a property that you are comfortable with living in (thats not in a sketchy area) would cut down your options even further.  

Your rent projections aren't "crazy off" and I have friends that would personally pay around this price per door to rent out something in this area. See below rental comps just off the MLS for duplexes 5 miles from Marietta. Pretty spot on.

If you get this rented out on both sides at $1500/month, then your projections of it being worth over that 300K mark are not far off either. A lot of BPers are extremely value oriented, especially wholesalers ;) , and may not take into account all of the reasons that this deal is a solid base hit for you. Save on costs by doing some of the work with the wifey and relish in the fact that you are taking action on this. Some people in these forums may not even own properties.

Beats the heck out of sinking money into a large personal home or continuing to rent for the next 5 years.

I am licensed agent in Georgia but focus solely on sourcing OFF market deals through marketing efforts, preforeclosures, REOs etc. The majority of my business is repeat business at this point but I am always looking to network with investors that are looking for discounted deals that would make for great rentals with equity or fix and flips. In the past I have had a lot experience working with property managers, contractors, non-profits, institutional buyers and more. I would love to chat with anyone who is interested in the market! I have some examples of deals and would be more than happy to provide referrals to people I have worked with in the past if you are looking for lenders, contractors, etc.
