Keep your chin up!!! Life is full of unforseen hurdles, and wall to go around or climb over. And I'll raise a stiff cold drink to you and your 84K payday. I still remember my first bulk note package deal... it was supposed to be about $120K payday for me, and the day of the closing the investor group fell off the face of the planet... that sucked!

Mina,

Try Hud.gov or foreclosure.com. With foreclosure.com you might have to do some leg work with calling realitors or cross referencing with the local county assesor online.

I'd take use part of it to secure a $10 million dollar line of credit and start taking down Bulk Note Packages myself.

If you want to set up a trust, look into a Charitable Trust. The best thing since Dynasty Trusts were done away with.

How do you do this when money won't be released from escrow until each stage of the project has been completed?

TC, it's all about disclosure, and yes I get cash back at the time of closing. While this is definately not free money, it's all about what you are using the money for. If you are leveraging the money to further smart investmnets, it's a good thing.

RP is right if you listen to the morons that don't think outside the box then you'll never get cash back either.

One option with cash back is to go Hard Money on Distressed Assets. You can find assets that you can get cash back at closing with little or no rehab involved quite easily.
