Hello BP,

I live in a market (Boston) where the hype is high. Prices are sky rocketing, priced are too high and the tycoons are taking up every sq ft for complexes and condos. I mean everywhere. 

There is major opportunities in towns/cities less than an hr away. Boston is only 48 sq mi with a 13k person per sq mi density. Boston is also #1 in congested traffic in the US. 

Most of the Boston area does not have the rules (1%, 50%, 70%). Properties are too high. I do see a correction happening. 

Now cities like (Worcester, Fall River, Providence etc.) have properties that pass all rules and have lower priced multi family properties that will soon go up because the Boston population density. 

Also can’t forget gentrification, buyers are pushed to the cities and towns above. 

Question is; Why are some investors blind to potential properties and areas instead of competing in a brutal market?

Thank you for the details. I was raised in Roxbury & Dorchester. You are right that Boston still has growth. It’s just a deep for my pockets, my investors are picky as well. You have 5 units in Roxbury? 😎 Nice!!

Hello Charlie, 

Thanks for the details. Fall River and New Bedford are cities I have plans for myself. My current investors do not see the vision as I do. It’s not hot so they don’t want it. Smh 

I will use my own capital to invest in those areas, soon as I have it lol. I know the potential and I understand those communities. Once Boston and surrounding areas over loads they will be coming for those locations.

Thank you for the info. I am aware about Worcester. I took a tour recently. The properties go really fast off the market. Getting off market deals is a must or take what the known city investors don’t want. 

We are looking into Worcester still. The student rent roll is great out that way, I hear as well. The potential for the city should be more growth. Thank you again for details.

Hey BP,

I’m in Boston, ma area. This is market is rising fast, a little too fast for my pockets. I am seeking other areas besides my back yard. I hear of a few places growing or soon to grow. Where is good it to go for rental income? I am seeking garden style or low rise units. 

We are serious buyers and seeking real deals. So far we like NC (Charlotte area) for sure. Been speaking with an agent there as well. 

We will be ok with C class properties in B Class neighborhoods. Section 8 tenants are not frowned upon. 

If there is anywhere south east anyone can think of, thank you. If we can get business done together that is a plus.
