I use ZOHO. It works great for me. I have no complaints there.

Also, It takes having a go getters mentality. The industry is flooded with a bunch of wannabe agents. Those at the table 1st eat good.

Happy New Year. I agree with @Alvin Sylvain and

You should have your pre approval letter before searching the market. The pre approval letter confirms you pre qualify for the property and gives you an edge submitting an offer. Your lender is a buyers/investors ace in the cut, if not a cash purchase. Good luck king. Good energy your way!!

Happy 2021 and I agree that if it sounds to good to be true it usually is. If you has a prior rapport with the HM lender then it may seem more realistic. HM loans require some funds brought to the desk. If you get that opportunity in your pocket, good job and good luck king!

@Max Bradshaw Great question, I am also looking other than my backyard. Numbers add up South East for me. Charlotte NC area, Georgia are of good interest. 

I am in North East ( New England). We have Connecticut as well. Small state with a growing market and good cap rates in opportunity zones.
