So I have a opportunity to buy a small home just over and 900sqft. The home was inherited from a uncle who passed away. I’ve only purchased one house and the real estate agent handled all the paper work. So I’m not sure where to begin. I could most likely pay cash for the house, so I would like to know what things I should do. Do I contact a title company to do the paper work? The cash is coming from my mother who would be my investor. The home is selling for 75% off it’s ACV(according to the owner) does need some work, but I haven’t looked at the property yet. Waiting for the owner to give me a time to go. I’m just looking for any suggestions and help on how to get my foot in the door and not lose the property IF after I look at it decide it’s worth the investment.

Man that does sound like a big missed opportunity, but don’t beat yourself up over it. Take it as a learning lesson. Maybe next time you can have a contract written up with a contingency on viewing the property that way you have some time to think your decision over and not lose out on a great opportunity. Keep your head up, put this behind you, but don’t forget about it.

Hello everyone, My name is Ernes Sahic. I am new to the real estate community. My wife and I are looking to build a future for our 1 year old daughter and ourselves. I stared listening to the BP podcast and feel in love. Real estate sounds like a fun and rewarding career if you are willing to put in some hard work. My wife is currently studying for her real estate license. I myself am reading and learning as much as I can about every subject that has to do with real estate. Our short term goal is to start with a couple of flips in order to build finances and the long term goal is to have rental properties. Please feel free to reach out to me with any information, tips, experience, suggestions on books to read or anything else. Even if you just want to chat. I’d love to meet the local real estate investors over lunch or coffee and maybe meet a mentor that I can learn from. Glad to be apart of this awesome community Bigger Pockets has built and I’m looking forward to ready all the forum posts to learn.
