Missed opertunity over the weekend

Saturday I let an opportunity slip threw my fingers this week and been beating my self up a little over it, a couple I've know most my life are what we around here call snow birds just got back from AZ for the winter and found a rental property they have the tenant moved out left the place a mess and said you want to buy it? I said how much? 50,000.00 its a small 2br 1bath was a 1br 1bath before they bought and renovated it nice shop /garage I said well you just got here lets talk about it in a day or so and I went down the street drove buy the place decided to find out what it was appraised at etc and tax wise its still listed as a 1br at 61k looked at what similar houses are being sold at in this small town 90 to 120k hers the rub they would of took a no money down 5.25 contract this was Saturday a friend of a another friend bought the house on Monday and started moving in,  turns out nothing damaged just left a lot of trash and clean up.

keep kicking my self so I don't do it again or laugh it off and say lesson learned?
