Update- Been very busy. I did end up purchasing a property in Dahlonega GA. I’ll drop a couple pics for now and update with more details of my journey so far on this roller coaster ride I’ve been on.

Update- After dealing with a couple different realtors and submitting offers. I have got an offer accepted on a property in Hiawassee, GA.

I watched the 3:28:27 YouTube video "How to start an AirBnB business the ultimate free course" Rob posted on his channel Robuit and now feel equipped with everything I need to start my 1st STR. If I fail its Robs fault. Lol. JK. 

SO... I recently relocated to Buford GA for a job. The plan is to use a 5% conventional loan to purchase a Primary residence. My intention is to house hack and eventually STR the property. I want to purchase a property in North Georgia. Budget around $300k.

Are there any members here who currently have Short-term rentals in North GA?

Are you having success? Share your listings I'd love to stay in a couple. 

What towns are popular and attract guests? 

Any Agent or lender recommendations? 


Goal is to purchase a Cabin with some acreage, with the possibility of building additional units. 

Another option is purchasing land to add a type of tiny home, trailer, RV, Etc. 

What should I be looking for when searching for an area to purchase in?

Are there any tools I can use to determine estimated profit? I have played with AirDNA and heard of Pricelabs, but how accurate are these sites with their estimates? Some of the numbers are hard to believe.

Hi Everyone, My Uncle recently passed away and my Aunt told me about 2 small lots of land they have in El Paso TX. She told me I can have them, so I did some research and found out they haven't paid taxes on the properties since 2012. What would be the easiest way to sign over ownership of the land and the correct forms to use since they are both listed as owners?

Thank you guys for the responses. This made my decision a lot easier since I am outside of the STR zone. I will continue to keep it a LTR and make the move to another STR. Thanks again.

Hello everyone,

I would like to get some advice about STR's. I currently have a SFH in Arlington TX that is being used as a LTR. I was thinking about turning the house into a STR, but before I do I wanted to hear what some experienced STR owners think.

The house currently rents for $2195 a month. Property is 13 miles(20 minutes) from Dallas cowboy ATT stadium, Texas Rangers ballpark, Six Flags, & Hurricane Harbor. 10 miles from Arlington Museum & Music hall. 5 miles from Hawaiian Falls. A concern of mine is that the property is to far from the tourist attractions?

Below is a screenshot from AirDNA. How accurate are these numbers? Are there any other sources I can use to research STR numbers. I use Rentometer for my LTR numbers.

Current lease ends 8/1/22. Would it be a smart decision to use this property as a vacation rental instead of renting it to long term tenants? Should I try it for a year? I've lived in the Arlington area most of my life and don't feel like Arlington is a huge vacation destination. How do other locals and out of state people feel about Arlington TX as a vacation location? I know there is more work that goes into renting short term and I eventually plan on purchasing STR in other more desirable locations, so I see this property as a test run that I know I can switch back into long term if need be.

Thanks for reading my post. I'd like to read and learn more about short term rentals, so any info/secrets you can share I'm open to listening
