Buy home 1st investment property

So I have a opportunity to buy a small home just over and 900sqft. The home was inherited from a uncle who passed away. I’ve only purchased one house and the real estate agent handled all the paper work. So I’m not sure where to begin. I could most likely pay cash for the house, so I would like to know what things I should do. Do I contact a title company to do the paper work? The cash is coming from my mother who would be my investor. The home is selling for 75% off it’s ACV(according to the owner) does need some work, but I haven’t looked at the property yet. Waiting for the owner to give me a time to go. I’m just looking for any suggestions and help on how to get my foot in the door and not lose the property IF after I look at it decide it’s worth the investment.
