I have a couple opportunities here in the Chattanooga area for raw land.  How do I find investors that invest in 12 to 770 acres?  Both properties are in rural areas.

@Jeremy Pace this is what part I will play in the partnership.  He is new to the area, I will find the properties in the areas I believe we should be in, then I will assist in managing the rehabs.  He will fund, provide the crews to perform the rehab.  Then we will both work to market and sale the property.

@Rashad S. Have you looked into Homesearch.com for some opportunities as well?  Also, have you thought about doing some targeting mailings to the areas you want?  Like reaching out the 55 and above home owners?

I have be offered to partner with someone that is new to my area that wants to rehab and flip properties. He has the funds and I have the knowledge, and I would find the deals to keep the crew busy as well as get experience with rehabs. I am posting this up because I want to know what are some things that I should look out for when partnering in an LLC?

I think Volkswagen has a plant there.

 Also, Amazon has a warehouse here and Wacker is in the process of opening a solar cell plant 30 minutes from Chattanooga as well.

This is some good stuff.  This tread is a great resource to see how others are handling pet fees around the country.  

Currently, one investor that I am looking for tenants for is charging $300 pet fee and and extra $35 per month on top of the rent.  No more than 2 pets are allowed.  I would say he is doing this on what would be called C properties in my area.

@Curt Davis thank you for the advice.  I would have to start to look for experienced outside of my current area.  There are not any established turnkey flippers in this market that I am aware of. 

@Trevor Ewen thank you for the advice.  I have some work to get started on now.  

Question for you both would an investor that specializes in rent to own be a similar product?

I am looking at moving to do turnkey investing.  In other words I want to move to building and rehabbing the properties in the Chattanooga area and then flipping them to a turnkey investor with a tenant in them.  The reason for this is what seems to be going on in a lot of other cities that the rental demand dramatically increased, but unlike other areas in Tennessee and other major cities, Chattanooga has not use all of the government funding to redevelop the public housing sites in the city.  Currently, the plan is to demolish the largest public housing units in the next few years.  I would like to be in place with properties both single family and multiple family to meet the demand.  How should I go about this?  My background in real estate to this point has been in wholesaling, renting a couple of my properties and now finding tenants for other investors.  

I am all ears to your suggestions and ideas.
