@Haley Dahlgard I'm definitely biased but not alone in thinking that Cleveland is a great place to start. My husband and I own property here and help others who have similar goals. I think your strategy sounds very reasonable.  Let me know if you decide to explore Cleveland further and whether there's anything I can do to help.

@Marquis Campbell Hi there! I just ran across your post. Have you had any success finding lenders yet? I am not familiar with the Pittsburgh market, but I may be able to help with Cleveland. I have recently spoken with a couple of hard money guys who are still lending. They do have minimums and the interest rates might be higher than normal due to current circumstances, but, they are lending! Feel free to shoot me a message if you want to try any of them out. @Santiago Coppoletta I agree with Bob that properties in that price range in B or C areas likely need some work. However, one option could be to find something that’s already tenant occupied to push back your time frame for doing that work. I actually heard recently about a guy selling a house in Cleveland in that range. It’s rented for $730/month and the lady has been there 6 years. Something like that could work. Lately I've been talking with a lot of investors who are interested in the Cleveland market. It seems to be about 60/40 investors who are ready to buy now to those who are deciding to wait and see what happens with COVID. Some are concerned about the ability to rent finished units, some are interested in what will happen to property values down the road.  In my conversation with property managers locally, none of them have seen any decrease in ability to rent their available units and  some are seeing more applications than normal in some cases.  

Are you going forward with buying new investment properties now or waiting? What are you seeing relative to rental of your vacant properties?
