I disagree. Start with finding and putting sellers under contract. Buyers are usually easy to find. Just look up LLC's that own property in the area. There are also nationwide companies that will buy cashflowing rental properties, you can just call them and sell them houses. I agree! In this market it's so much harder to find a good deal than to find a buyer. Connecting to investors through local REI meet ups is a great way to find motivated buyers as well. We really expanded our network through that and met so many of people that would jump at an opportunity if the numbers make sense.


 I agree with both of the above! I worked for some wholesalers about 3 years ago and if we had a deal, finding buyers wasn't hard. Post on CL, FB (marketplace, and in different groups for investors). You could also post on BP :)

@Dave Van Horn Yes! I invest in buy and holds, and it's super important to know if an area is landlord friendly!

I look for:

- Landlord favoring laws

- Growing businesses (strong job market)

- Decent schools

- Housing prices (I won't be buying in Cali even if it was landlord friendly)

- Cash flow (so, that will take into account taxes and insurance for the area also)

Numbers are sooooooo *swoon* fantastic :) 

David Green often says to not follow the crowd. When the pandemic hit and everyone quit buying (briefly) that was the best recent example of going against the crowd paying off big time. However, I suspect that folks who thought there was no way a bubble was coming back in 2008ish and were still buying probably have a strong aversion to not staying with the flock. What are some good indicators that it's leaving the flock is the financially better option? (I mean this in regards to buying specifically, but would be interested in your response concerning real estate overall.)

How do you get the money and what does it mean to you if you don’t make anything or lose some?

I would be pretty concerned about a rehab that’s going to take that long - interest rates, inflations, etc. Six months ago, I don’t think most folks would have thought the market would start to “feel weird”.

There’s definitely a chance the value of the property will go up even more in that time, but that could be enough time for things to cool off or your budget to get busted because of material costs. All that being said, $200k is a pretty good spread so that a few things could hit the fan and it still work out well. I’d be hesitant to go up on my bid - the bank knows that things are feeling a little odd in the market too.

I should also mention that I’m pretty conservative in investing, do buy and holds and live in flips and am not a multimillionaire :) So, take my thoughts with a grain of salt. :)

Definitely don’t give up! Email quit working, so call and/or drive. You’ve got to be more aggressive since passive isn’t working.

And just to be morbid… check obituaries.

Hey BP! I should start off by saying, I am on the shower door side of the door vs. curtain debate. For me, the better water containment and appeal (aka more rent) make it worth it. My big question is on a 60” shower (was a tub), do you all prefer:

1. A pivot/hinged door

2. Two sliding doors

3. One sliding door and a fixed panel

I am about to buy doors and started wondering what everyone’s preference is. I’ve always done option 2 or 3, but this is my first bathroom that has plenty of room so that all options are feasible. :)

Hey I wanted to check in and see if you found some of the meet-ups. There's one at BBQ Barn at noon every Friday and the Augusta REIA is Thursday (it's worth joining - and that's coming from someone who hasn't paid for any meetings other than this one).

I'm also a newbie to North Augusta :) (I realize you aren't new any longer.) I wanted to see if you attend the Augusta REIA meetings? There's one this Thursday. It's well worth the cost. Also, there are a few investors that get together every Friday at noon at BBQ Barn in North Augusta. If you aren't attending, that's another great option to meet some folks. I'm amazing at how welcoming and supportive the investor community is here! :)

Sweet Deal! I just moved (well, technically still moving) to N. Aug. I love it here!! Are you attending the weekly BBQ meet-up on Fridays? If so, I'll definitely meet you soon! Is Adam's Painting and Repairs your go-to contractor? I have already found one that was terrible (Brandon Stringfield). Luckily I paid him with a credit card through PayPal... so I was able to dispute the charges and get about $13k back (he also had a half up front policy). 

I hope I get to meet you at some point :)

I know I’m late to this discussion, but this is exactly what I was going to suggest! This is one of the best stips a person can include in a bidding war to make sure they don’t miss out by a few thousand. I’d add that if they trigger the escalation clause, they must provide a copy of the offer
