@Boone Tyson thanks to you for hosting us at Keller Williams! We've received lots of positive feed back about the value we are providing investors in the McAllen area. Lets keep it rolling.

@Nischal C. welcome to BP! I agree with @Brian Simpson if Texas is a long term play for you it's worth hooping on a plane and visiting a couple of the cities you mentioned above and setting up your local team. Best of luck!

@Mayra Alatorre yes those 2% and 50% rules are a good starting point. But to really determine what your investment will look like you have to dive deeper into the analytics. Anything from property taxes, property management, water covered by landlord etc can eliminate your cash flow.

Take into consideration that a 2 bedroom for $650 and a 2 bedroom for $800+ is going to be a different type of customer/renter. Also at $650 for a 2 bedroom apartment you'll most likely be purchasing an older building with more hands on management and maintenance.

I choose to go new construction at this time, like @Charley C. mentioned it has its benefits but you have to have a good relationship with a dependable builder.

@Erik Applegate great name! We have our Real Estate Investors meetup coming up Tuesday the 14th. Solid growing group that only adds value...everyone that has attended has at least a deal or 2 under their belt. No pitching or rushing to back of the room kinda stuff. If you'd like to get connected with an active investor, lender, builder etc. in the area send me a PM.

@Charley C. what a great overall analysis of the Valley!
