RGV BP members will be meeting to discuss all things real estate investing @ Smokin' Moon in Pharr! Bring your deals, challenges, questions. We plan to have several experts from different areas in real estate present: flipping, rentals, wholesaling etc. Please invite friends, family, and fellow investors.

Our goal is for locals investors to connect and establish a growing group, where we can help one another. We welcome suggestions and any assistance from you all.

We will not be selling any products/services/courses. And we ask that anyone who attends honors this as well.

@Robert Kim in my experience assignment contracts vary a bit, but they are all pretty similar. Just make sure to on the P & S to give yourself enough time on closing especially right now due to covid and have a clause in there to for inspections. If your working with pros at title they'll simply use both contracts as instructions on how to proceed and verify with you if they have any questions.

My units have been leased up throughout this year and thus I haven't had the opportunity to raise rents. If one of my units became available I certainly would. High demand here and supply can't build fast enough in my area, dozens of calls per week from families looking to rent. I agree with Joe and Anthony it's a business, as business expenses increase so should income.

Hey @Robert Johnson I live in Weslaco invest in Weslaco. If you need any help or mortgage broker contacts let me know. These ppl can look at dozens of lenders and streamline your process instead of going from bank to bank wasting precious time!

Thats awesome Kyle! Gotta love those kind of calls...Direct mail in my opinion is a sit back and wait game that creates inbound marketing. It's best suited for large company's that send out thousands of letter and have the team to receive the calls live. Or if your using a sniper method to target a few specific properties AFTER you've exhausted cold calling, text, rvm, door knocking or any other more affordable and quicker method. My advice is get on the phone and call the list you have, as a sales professional you'll do well.

@Kyle Paton I would change up my approach. The term "wholesaling real estate or wholesaler" isnt as common as you might think. Ask if they do a high volume of assignments and double closings. Start with the escrow agent/assistant that you've used to purchase your personal residence and go from there. Reach out to other investors, wholesalers (call their bandit signs or google their websites), or REIA members...

I remember every question including this one was a mental road block for me and the older savy investors didn't want to share who they used. I just started with step 1 market, step 2 secure a contract with seller, and go from there. Once you got a true deal under contract ppl will begin reaching out to assist you (most so they could get a piece of the deal).
