Mike,  What company are you getting your flood insurance quote from, I have 2 buildings right around the corner from that location and I am paying a lot more than your present price.

The accounting fee is $25 a month and adjusts with the more properties managed for the same owner, same as the percentage. 

Its sad to see an owner of a property paying advertising fees to a property manager when all the PM did was place it on the MLS and let it sit there. We have taken over several properties that have sat empty for several months, the owner has been paying advertising fees for basically nothing.

We manage over 200 properties right now and growing every month. We charge 10% of the rent and a small accounting fee every month. There are no leasing fee's no re-leasing fee's no maintenance mark ups, No advertising fee. The main reason we started our property management company is we couldn't find a company that wasn't going to fee us to death. It doesn't cost anything to post to the MLS, also MLS is the slowest way to get a property rented (at least in the Hampton roads area) If your website is structured properly you list to your website and it will syndicate out to all the rental sites out there. Also list to craigslist and the other free sites.

One month Leasing fee is way to much, with that the only one that makes any money is the property manager.  Also ask about there other fee's. I have heard about Re-leasing fee's. Mark ups on maintenance. Paying for advertisement. The list goes on and on, in the end the property manager is the only on making money and taking no risk.
