I should have mentioned, my family lives in what is the bottom right corner, 2nd Block on. So we're directly in the proposed area. 

I'm looking for any advice on the pros versus cons of such a proposal. I u Der stand there's many details needed to be more informed, however I will jot know more until Tuesday at the meeting. I guess what I really want to informed on is what questions must be asked, and is this possibly a good thing for us. Thank you do much for any advice. Here's a link, I hope it works.

well when we close on Feb 21, we will have about 60k cash. However, I'm not looking for that because that's my rehab fund. But If you could have your friend contact me we could go through the options. I appreciate the response, thank you.

Our home is closing on a month and I am looking for a home for my family. This is not an investment or flip of any nature. My market is very small and I've seen every house and just missed one yesterday outbid by another buyer. I can do most work and contract out and have might even do a short term apt lease if needed. So here is my plea, I'm looking for any help from wholesales who work in metro Detroit and might have something in my area. It must be Berkley only please, nothing else will be considered. I understand the fees and am willing to pay for a service well done. Thank you all, and I hope I get lucky here.

This sounds awesome! seems like it's going to be a great turnout. You can count me in if it ever falls on a weekend, I have a horrible graveyard shift. I would be interested however in how many of you are buy and hold investors, as that is what I to use as my vehicle. I'm looking forward to hearing how it goes, and to Arron and Tom, great job and thank you for the work you guys put in. This will no doubt change the paths of peoples lives, which is just so dang cool isn't it.

I've brought this topic up elsewhere, but would love to hear more input from seasoned but and hold investors. Let's assume only the givens to making money exist on these, meaning no appreciation or rental increase. If you were to invest in good neighborhoods with great schools and community, would you be making a good investment with say less than 100 or even zero cash flow? I really hope to get a good discussion because it seems at first glance that cash flow is king. However, if it's not the priority, what would make this investment vehicle dangerous. Thanks so much for taking the time to participate.

I heard a mention that there is an REI group in Berkley. However, I've not been able to find this. If any local investors attend I would love to know more so I can meet some good people. I would also be interested if anyone specializes in buy and hold who might be willing to get my wife and I taking the correct path. Thank you, go Tigers. If you read Sunday, go Detroit.

so all this begs the question. What will you give up for less cash flow. I'm happy working, I prefer knowing I have that. This is why I'm leaning toward lower cash flow and much safer areas. In Berkley, my wife went to school the cops and the lead detective is a personal friend. Berkley has no crime, for the most part. I realize examples given are extremes, as is mine but I've lived in all those cities through my younger years, and it just does not appeal to me at all. With that aside, if you bought let's say a break even property here in Berkley and held it for years, what's the best and worst case scenerios. As much as it seems I'm looking for confirmation bias, I'm not. If so many people have used that model of break even and let's equity happen,then why act as if it's not a viable option?
