I have a 3 bed 3 bath property where the 3rd b/ba is separate from the main house and self contained aka granny flat. 

What is commonly done with properties like this? STR the entire place or LTR the granny flat and STR the 2b/2ba?

I see the benefits with the latter however my concern is it could be a turn off for STRs who might see other people living in close proximity. 

Please share your thoughts and experience.

Just a general question: Will it make a difference if the guests stay for 28 vs 30 days? For instance, if it's 28 days, under the law, they are short term renters and eviction is much easier?

Everything could be just fine, but it only make sense to have as much protection you can get.

You could just send them an agreement via Docusign etc and see what happens. You will need to get one whipped up asap as you don't have much time.

What area is the rental in? State/town?


Rental is in California. 

Do you or anyone have a link to a rental agreement I could use?

Since I already accepted the request, does AirBnb allow hosts to rescind (guest is checking in on 1/26)? Just thinking of a scenario where I cannot get the guest to comply and sign an agreement.

Great news, I just confirmed my first vacation rental and they'll be staying for one month! What are the differences when dealing with longer stay STRs? For instance, do I ask this person to take out the trash on trash day? Do I leave more supplies out? Anything else I should consider?

Hi everyone! 

Given these details on my STR:
3BR, 3BA

1st BR - bunk (twin and full), sheets and comforter
2nd BR - Queen, sheets and comforter
3rd BR - King, sheets and comforter
3BA - shower and hand towels

What size washer and dryer would you recommend ideally? 

Also, I understand one load is the goal for turn-around, but realistically do owners do two or more loads assuming the specs above?
