Good morning BP, I've been reading some of the various post in the forums about the horror stories of investing in D class Apartments. I'm curious to see if anyone would know of any successful investors, methods, or reputable resources that would assist me with becoming educated on how to be profitable in this class of Apartment Investing.

Good morning all, I was wanting to get some input on a potential deal. I've ran across a MHP that has 53 spaces, and 14 apartments attached to it. Lot rent is $265 a month. I came up with a value of 1.5 million. Am I even close?

The P&L is breaking even 9 months in to the yr. They are making renovations, and had a water leak fixed, that was eating a lot of their profit up.

Does this sound like a good investment?

Good afternoon, I'm involved in a wholesale deal with a lady that has to pay off her mortgage in full by 10-20-17. If she don't pay 59,900 before that time, the house will go into foreclosure. I filled the Purchase and Sell agreement for wholesaling through Biggerpockets files and forms. How can I terminate this contract?

Thanks for the feedback Rachel, I'm in the educational phase of things right now. I've nailed down that I'm going to solely focus on the MHPI space, so I'm trying to get the right resources for the persuit.

Good afternoon all, I'm interested in trying to find out about analyzing Mobile Home Park Deals. Are these investments analyzed the same way that Apartments are analyzed, and if there is a difference, what is it?

Do anyone know of a great resource to analyze MHP with?
