@Mario McGee Im not able to offer much assistance on the financing portion but can offer assistance when it comes to the renovation side of things. I am a state licensed General Contractor and have a few solid crews/tradespeople that can every aspect of the renovation. Give me an opportunity to discuss your goals and project.

Hi Friedrich,

As was mentioned a few times, defining your investment objectives is crucial so I'll add educating yourself on those objectives as well. If you can, attend some local REI meetings. Network with other individuals there and I'm sure you'll gain valuable information from them. BP is a great place to start however I feel in person gets you further. If I can be of any assistance please let me know.

Quote from @Sean Winchell:

Hey BP family,

I am looking to connect with some general contractors in the Charlotte and north of Charlotte area, specifically by Lake Norman. If anyone has any recommendations that would be amazing. I am looking to do some conversions from SFH to duplex on a couple properties and build relationships for future BRRRR opportunities!

@Sean Winchell, I am a licensed NC General Contractor. Feel free to reach out if you still need assistance.

Quote from @Andy Ciordia:

This idea scales for any idea when you're trying to get work done on multiple properties; I need gutter work and a guards to be put on two properties, but most of these estimate generators are for a single residence. When you call and talk to people how to you frame the discussion for looking for a better deal since you're wanting to do multiple properties?

@Andy Ciordia.....its just as easy as "Hey do you offer any discounts since I have multiple properties that need work"

As a person who does work in the Home Services Industry, it costs the vendor the same amount of time (most likely money too) do the work whether its 1 or 2 properties. I wouldn't expect a huge discount...well if you do get a huge discount, they were most likely overcharging you from the beginning.

Good luck with your negotiating!

Quote from @Harsh Khoont:

Hello,

New to Charlotte area. Atlant(Fulton County) has been having foreclosure auctions which generally have tons of SFHs. Generally there both foreclosure auctions are together.

For Mecklenburg, I am only able to find info regarding Taxforeclosures. Can anyone guide me for REO foreclosure list and how is the procedure here? Where to find the list?

Thank You

@Harsh Khoont check out The Mecklenburg Times for preforeclosures/foreclosures. You can also visit the courthouse and get the properties up for auction as well. There are some other sources Im sure but Ive personally used the ones I recommended.

Quote from @Charles Burgess:

Hi everyone.  So like the majority of investors right now, it has hard for me to find cash flowing rentals due to appreciation + high interest rates.  Therefore, my wife and I have decided to simply build our own properties to rent or sell.  I've found a lot that fits our needs, but now I need to "walk the land".  The question for the BP community is: what should I look for when I visit the site?

Also, I would gladly compensate more experienced developers to visit the site with me for input.  Thanks in advance for any feedback.

@Charles Burgess look into Toddco Builders based in Concord NC. The GC there may be able to shed some light on what you're looking to do.
