Post: Starting out, spouse with high income/safety net

I think we just need to get that first investment done to get our feet wet and really get the ball rolling but wondering that with the fortunate situation I’m in with a great safety net already, is there a “best” way to start?

 @Nikesh Patel if I may add my 2 cents....as with any strategy in Real Estate it all comes with pros and cons. I say you should weigh those options for yourself based on research. As was mentioned earlier, it is extremely difficult to find cash flow, especially in our market (charlotte metro). Of course the less leverage you use, that cash flow increases, then your liquidity is much lower as well. For me, my strategy has always been a mix of flips and rentals but more flips (80/20). Mainly because rentals for me are "long term slow money" and I use the chunks of cash from flips to buy and/or pay down the rental balances (increased cash flow, lower debt, etc). I also try my best to buy rentals with some form of creative financing but again, its a slower play and depends on the market at that time. Let me preface what I am about to say next by saying I am a fix and flipper by heart. That's how I started. Id suggest doing a fix and flip first then buy a rental. I say that because it is something you can get in and out of (if done correctly) within 6 months. You'll get a "win" under your belt. Made a profit, use that profit on a rental. Your then situation is more capital than you started with. Rinse and repeat.

 As a private lender myself the "pitch" is simply the deal and the borrower. If the numbers on the deal work, and the borrower has good credit and experience then I lend. If the numbers do not work, or the borrower does not seem likely to pay me back I don't. So, there is no magic formula or sell you have to put on. the numbers speak for themselves. Keep in lending is how I make a living so I love to lend money when I will likely get my money back with a return.

2 Great Opportunities for High Returns in Statesville NC 28265

  • Opportunity 1 - Buildable lot in an established subdivision - TYPE: Single Family Residential
    • Has 1000 gallon septic tank
  • No water or electricity
  • Approx. 100 ft frontage x 235 depth – a little over half acre
  • Does have a small building/garage on the property.
  • Houses in the subdivision are mixed years however a property directly across the street built in 2005 with vinyl siding, 1250 sqft, single story, stick built, no garage sold for $243,000 in 2023. That’s approximately $194/sqft
  • The majority of the houses that sold within the last 12 months have sold no less than $200 a square foot.
  • Opportunity 2 – Fix and Flip in an established subdivision
    • 1975 Build Year, 3 bedroom, 2 full bathrooms with approximately 1600 +/- sqft, Septic Tank (recently pumped in 22)
  • Brick Veneer Siding, Slab (no rotted subflooring), Single Story, Large Lot
  • Rehab less than $45K
  • Repairs include but may not be limited to new HVAC system, roof (I like putting new shingles on since it looks good and gives buyers peace of mind but this roof doesn’t appear to be bad), shutters, some kind of finished flooring throughout, very minor drywall work, trim work, paint, kitchen upgrades (the boxes look to be in great shape so I’d reface and paint them, new knobs and pulls), bathroom upgrades (1 bath has fiberglass surround), appliances…….

Great for a GC/Builder to partner with, GC buy the LOT and work on the rehab with the investor, basically getting the LOT for free.
