How dose the finder fee work?  Do you have to do all the due diligence?  Do you have to have it under contract? What exactly is involved to get a finder fee???

@Roland Brown just call your bank and ask about a Home Equity Line of Credit (HELOC).

@Brandon Richards I would do that, my rentals are cash flowing well but not paid for and do not have relevant equity in them... 

@Gerald Marshall  I have not heard of portfolio loans....

I am a Realtor in Dallas, TX (Rockwall, TX) looking in Garland and Mesquite areas for "buy and hold" rentals...  I have a few rentals out of state and am comfortable managing them for now.  I want to find out about funding for buy and hold deals.  I do not have much capital and do not know how irregular funding works on "rental" side of the house....  I am very open to idea or partners in deals and always open to education.  I would love to tag along with anyone willing to enlighten me!  I will offer anything I can....   I would also be interested in flips.  Thank you all for any input!
