Hard money or OPM for Rentals?

I am a Realtor in Dallas, TX (Rockwall, TX) looking in Garland and Mesquite areas for "buy and hold" rentals...  I have a few rentals out of state and am comfortable managing them for now.  I want to find out about funding for buy and hold deals.  I do not have much capital and do not know how irregular funding works on "rental" side of the house....  I am very open to idea or partners in deals and always open to education.  I would love to tag along with anyone willing to enlighten me!  I will offer anything I can....   I would also be interested in flips.  Thank you all for any input!

I am much like you.  I have a few rentals that are paid for and two that have conventional mortgages.  I'm also looking to vamp up my purchases and looking for information and lenders for buy and hold purchases.  I've also thought about portfolio loans, but don't know enough about the pro and cons of such a loan.
