 This is out of date. I was referencing Davenport. Those $250k homes are now consistently $300-$350 with roughly the same amount of income. Not as appealing.

@Michael Weigum Thank you, Michael. Myrtle Beach hasn't been on my radar but it looks like it should be. I'll be in touch if I decide to make a move. 

@Romeo Alcid I agree with @Grayson Spittel's reading of it. Another way of looking at it is that Raleigh does NOT want more than 2 units in small multifamily homes (2-4 units) and 25% of larger multifamilies (5+) to be utilized as short-term rentals.

Hey BP. I have one STR in Davenport, FL and I'm looking for my 2nd but I keep getting outbid. I know this problem is common so what are you experienced, STR investors doing? I'm wondering if I should hold tight and keep making offers or should I pivot to a different strategy (another market, BRRRR, multifamily, etc). I love STRs but I'm also willing to go outside of my comfort zone if need be. Just made Superhost yesterday, BTW :-D

How many units and where is it located?

How does it compare to managing multiple locations?

If you had to do it again, would you prefer a multifamily property that contains multiple STRs or multiple STRs in a variety of locations?

Have any of you had success with 2-4 unit properties and short-term rentals? My objective is cash flow and combining a small multifamily home with Airbnb/STR looks attractive, at least on paper.

Hello BP,

I live about an hour away from Atlanta and I have one property in Orlando which is an STR. I'd like to continue investing in both of those areas but I'm not sure where to start looking and my time is limited this time of year (I'm a Tax Accountant). What are some of your tips and tricks to finding good fix and rent (BRRRR) opportunities?
