My vote is for Orlando as well. I'm on my first STR and it's in a resort-style community. Roughly half is owner-occupied and the other half are vacation rentals. The front office and security have their systems in place for handling guests. It's great.

Hello BP, I'm new to real estate investing and curious about purchasing rental properties in smaller college towns and housing students. Being in GA, Valdosta and Macon come to mind. Any insight into renting to college students and/or these markets, in general, would be appreciated.

I heard a podcast interview from someone who has been successful with rental arbitrage and STRs in Puerto Rico. They would look at homes that looked like they have been vacant for some time, find the owner, offer them to fix up the home, and lease it at FMV. More often they not, the owner would be happy to get the place fixed up and get some cash flow. This may or may not work in DR but it may be worth your time to look into. Also, ignore the naysayers.

I have no experience myself. I just purchased a home that is currently being renovated and will, hopefully, go live in January. Like previously said, there are tons of variables but you can do some simple math. Look at the going nightly rates for similar homes in the immediate area. Low ball your occupancy rate to give yourself some a buffer then minus your overhead. That should be about the low end of your net profit range. Then look at the most successful STRs for that type of home, in that area and that should give you that upper limit of the potential of your home. In the end, it will come down to your management style.
