Hi everybody! I have been listening to the podcast for a while and wasn't sure if I wanted to get on the forums because I don't feel like I'm even close to buying my first property, but I do have some questions! 

So, my personal finances are currently a hot mess which will take me about the next three years to clean up. At that point I want to buy a multifamily to owner occupy. My question is basically what can I do/learn in the next three years that will help me be ready to find a good property and manage it? I am currently in the Ogden, Utah area, but I'm not sure that I want to try a lot of networking yet because I don't want to waste anyone's time.

@Eric Gardiner most is consumer debt and student loans so I doubt it. I have a property in another state that I basically became the default landlord of so I may be able to 421 it, but I can't even refi and leverage because there isn't enough equity. I did find the Bigger Pockets list of books newbies should read so I'm working on that. Are there any good real estate meetups in the northern Utah area and if I went to one in SLC would it be useful to me in Ogden?
