interested in what people will say since I am long term type of landlord with 3 units in the Penbrook area. Not sure the neighborhood supports short/medium term rental plan. Of course, I am long term so I might be biased. There are nicer areas of Penbrook but all is pretty blue collar .

Thanks for the update - I did look at South Hanover a while back due Derry Township restrictions. South Hanover is definitely residential and rolls over in thinking from Derry.

Do your research and network in the markets where you are looking. Maybe partner - maybe not.

I own rentals in Harrisburg but you need to know the neighborhoods and not the spread (yield) to avoid the junky areas. I moved here 6 years ago but networked to find good folks to do business - realtors, flippers, property management, etc. - before I bought.

I am from the Hershey area but don't do STR. Have they considered medium term (30+ days)? I am investigating this aspect since there are few legally doing it.

The market for MTR seems like a good idea - Hershey hospital traveling nurses, hospital interns/students (teaching hospital there), Hershey Company interns and relocations, maybe other.

Furnished Finder and other sites (traveling nurses) may be worth surfing. Airbnb has a section for medium terms too.

Maybe an exit strategy or not - just putting out ideas.

145k seems really cheap for a triplex in the first place so I can guess your location. Without knowing your specifics, it could be worth 90k. I have 6 properties in Harrisburg of various levels so I can give you my advice as someone local.

Msg me about local PM companies but be aware they will want rentable and repaired units. I can also recommend FB groups to network locally.
