No I haven't @Jaycee Greene. I thought HELOCs were only for primary residences. Can you recommend a bank or credit union?

I'm looking for private lending or financing to renovate a townhome rental property I own in the Atlanta area. Need approx $15k. The property is owned free and clear. Any recommendations or referrals would be greatly appreciated!

Depends on the type of real estate you want to invest in. Great starter book is always Rich Dad Poor Dad b/c it changes your mindset. Success always starts w/removing the limitations public school & society put on us, then we delve in, thrive & prosper. Check amazon for the type of real estate investing you want to do, then choose the books w/the most stars.

Scott Carson has come up under some fire lately...well, if you've been in the industry long enough, you know that he's always be under fire, but I digress. The information is totally useful. I've attended a few of his online notecamps and they were all worth the price.

Yes, @Bob Langworthy I did a lot more research & found that the property is sorely overpriced. I got a local commercial rei to help me w/the deal. I negotiated w/the seller to no avail. Now I understand why the property hasn't sold yet. I'm on the hunt for another one.

I own a property in Atlanta that's a 2br/1ba w/1300 sqft that I'm currently renting as a section 8. I'm considering building an ADU behind the house that would be smaller, but also a 2br/1ba for 750 sqft that I'm considering renting as an Airbnb or another section 8. The ADU is approved for the location, except that the kitchen can only be a kitchenette, not a full kitchen. My main concern is the build is proving to be a lot more of an investment than I anticipated spending - close to $90k. Does anyone in the are have experience building an ADU in the Atlanta area? How much did you spend? What were the pitfalls & benefits after the build was completed? How are you using the ADU? TIA
