Definitely make sure you're getting a deal by hitting your numbers.  It doesn't have to be an out of the park type deal, a strong single would be great out the gate!

I know FIG does ground up construction of fourplexes for investors, but I've never heard of anyone trying to owner occupy one of their builds with a minimal down payment. Might be worth looking into though.

I prefer the type of forum layout where all the main categories are all on one page.
