I struggle with telling people what I do. This stems from I've sold houses as a Realtor for years and I wish I was better at getting seller clients. The reality is that house flipping is much more lucrative and profitable for me, but I still like listing houses for sellers. I also am a landlord with several properties. When people ask me what I do, I tell them that, "I sell houses, flip houses, and rent them out, pretty much anything having to do with houses". I want to cringe every time I say it and that is usually the end of the conversation with what I do for a living. I'm wondering if there is a better way to describe what I do or to answer the question, "what do you do for a living"? I don't really care for the PC term of rehabbing or renovating a property and I think I would sound pretentious if I tell people I'm a residential property re-developer.  Anyone else in my field struggle with this question?

@Chad K. I became an agent in 2007 and then started investing. I don't know if I could have successfully become a wholesaler/investor without the basic knowledge that I gained from being an agent. I'm still learning.

@Wayne Brooks I'm the listing agent. It hasn't sold yet. We had 8 offers. Seller just took weeks to get signature back.

Both sides. Each side is 3 Bedroom, 1 bath.  Deal flipped. Prior contract price $122,500. Needs $20K in repairs and updated. Each side could rent for $800-$900. Call me for more details.

I'm certain this isn't the answer you're looking for, but I would start buying one at a time if you're not an experienced investor.

Getting a fee for helping a buyer find real estate requires a license. You can only legally collect a fee without a license if you have the house under contract yourself and you just sell the contract.

@Nathan Brooks , I'm not exactly sure what you mean by contract for deed, but there is an owner financing addendum in Fileplace that might fit your needs.
