I use angies list from time to time and they usually have a contractor I can work with.

I love the KC representation. I work on the KS side in the lealwood/overland park area. I bought a rental but didn't really get that excited about the true potential of rentals until listening to the Rich Dad Poor Dad audiobook. Now I'm a man on a mission and striving to live the Rich Dad way. I would highly recommend that book. I think the concept of leverage is fascinating

Rick, I take it you pursue probate leads in your area? Do you use a researcher ? Do you then direct mail or what?

I'm in the Kansas City area also. I'm a realtor/rehabber/landlord. I work mainly in NE Johnson County. I'm  a member of the Landlords of Johnson County. I have a ton of experience with selling and flipping. I'm new to the landlord thing but loving its many benefits. I'd be interested in meeting up for some sort of mastermind group with other like minded individuals.

I bet if you provide the title company with your invoice, then they will collect the funds at closing if your buyer is agreeable to it
