You will want to read How to Buy and Rent Foreclosures, that is one of the guy's niches. I will say though he doesn't provide his alluded to leases for free.

If you end up going that route I just posted a thread about a cool pic I saw that could be used for student housing.

I like to frequent the Art Scene in Cleveland and know a few artists if your looking for some ideas.

One gentleman has done portrait murals at The Root Cafe, very impressive.

Sometimes I wonder at the strategy of leveraging. Sure your cash on cash return might be higher, but your paying way more than the property's worth in interest in the end.

So the question is, do you want it taken out of the front end or the back end?

Is this a viable strategy, to find a local note, buy it if its non-performing and just foreclose and rent or flip it? How hard is this to do?

What are the steps involved in doing this?

Does this happen alot?

Appreciate any responses (especially from dion and dave)

From a fellow buck, welcome to BP! Congrats on your new year's purchase, what a wonderful time to purchase.

I would recommendtge guides and books they offer here. I would also recommend getting the section 8 bible (great for landlords state of mind), and spending time in the diy forum (they need videos!).

I personally would start building an overfunded whole life policy that will pay dividends with 4-6% IRR. With the ability to borrow money from the policy while having it still grow while protecting your business and family in the event of your demise, this will allow you to be the bank and not be waiting on a bank to give you the funds to purchase and flip properties. Add the fact that you can take streams of income from funds that build tax deferred (and you can access tax free if you do it right) this can be a powerful rival for the IRA option.
